I've owned a small business for a number of years. My partner is a physician in fellowship with relatively low current income (but high projected income) and a large amount of student loan debt. We initially only planned on staying in Denver for two years for his fellowship, so we had been renting. Well, we fell in love with Denver and my partner decided to extend his fellowship another year... so these two things translated to, why the hell are we renting in one of the hottest markets in the country?! We are somewhat unique buyers. I've owned a small business for a very long time and while it's always been successful and I've never had a bankruptcy, etc., it's still difficult to show solid income when your accountant's objective has always been to make your taxable income look low. Couple that with a relatively young physician with loads of student loan debt and a relatively low salary while completing fellowship. When we began our house-hunting expedition, we soon realized nothing we wanted would be less than $600k. I honestly thought we wouldn't be able to get financing - at least of the conventional variety. In fact, we ended up wasting several weeks attempting to go with a conventional 30 year / 10% down mortgage with another bank which ultimately did not materialize due to my partner's debt ratio. Enter Hallmark Mortgage and Giuseppe's crew (specifically, Jessie and Ashley). On my realtor's recommendation, we checked out Hallmark. From the very beginning, Jessie was extremely responsive and set a realistic tone of expectations. They were able to deliver a true physician's loan, which the other bank promoted but in fact was only a re-packaged conventional 30 year. Hallmark was able to secure a 30 year, 7/1 arm @ 4%, 0% down and no PMI. The whole team was highly professional, friendly, and easy to work with (especially over email). We closed on the estimated date and closing costs were right on target (actually ended up being a little lower). There were no surprises along the way and everything worked out beautifully. In fact, I just typed this review while sitting on our lovely front porch. 🙂

My realtor recommended Giuseppe Battaglioli and his team at Hallmark Mortgage to get pre-approved. After losing out on 4 offers, I tried to keep a positive outlook and kept saying to myself, the right home will come and finally it did! In January 2015 when I started the process of buying a home, the housing market in Denver was very competitive with very low inventory. My realtor recommended Giuseppe Battaglioli and his team at Hallmark Mortgage to get pre-approved. After losing out on 4 offers, I tried to keep a positive outlook and kept saying to myself, “the right home will come” and finally it did! I thanked my lucky stars and feel so blessed that I got this beautiful place to call home! After my offer was accepted, I financed my loan through Hallmark Mortgage. We were not first time home buyers and we have met our share of shady financial characters, so when we started working with Giuseppe we were hoping for something different but not counting on it. We were referred to Giuseppe a little over a year ago and we are so glad that we were. My wife and I were trying to purchase a new home in a very hot market for a little over 2 months. When we finally found a house that we wanted to buy, we were a little discouraged to find that we were one of 9 buyers that placed a bid that day. Surprisingly, our bid was accepted! When we asked the selling realtor what factors led to the final decision, she noted that one reason was the reputation of our lender. One helpful thing would be a list of who each person is at your company that we will interact with and their role. We ended up getting contacted by some folks that we didn't know.
